CMA, On-Site Analysis and MLS Listing Compilation
Comparative Market Analyisis (CMA)
To help determine a listing price for you home, we can pull a CMA or Comparative Market Analysis from the Birmingham MLS® to compare your home with similar homes in the area that are currently listed, under contract or have sold within the last year. Of course every house is different, some with updates, nicer appliances and modern building materials. We will always recommend getting an appraisal for unique homes, but the best way to help determine your listing price is to go to Realtor® .com and “shop” for your home. Type in your area, and suggested price, and see what the other buyers would see if they were looking for your house.
On-Site Analysis and Staging
At Crawford Realty of Alabama, we do your listing from your home for several reasons. First of all, we want to get to know you since we will be representing you throughout the negotiation and closing process. Since we list your home on our wireless computers, your house will be LIVE on the MLS® BEFORE we leave, and we want to make sure you are 100% happy with your listing before we post it. Finally, we will do a complete walk through of your house with you and recommend staging techniques, paint colors, and of course how to de-clutter. Home Staging is so important in today’s market and it’s helpful to have an agent who sees up to 10 houses a week give you advice on home presentation.
MLS® Listing Compilation at your Home
The listing process will take between 1 and 2 hours. During your scheduled appointment, a Crawford Realty listing Agent will go over all of the local Realtor® Board’s contracts so that you fully understand what you are signing. We will also go through the MLS® Listing with you line by line, so that you are happy with the information about your home that we are making public. Once you are happy with the listing, and ALL owners of the property have signed the paperwork, your listing will go live. We will receive payment at the time of the listing, and we accept Cash, Check, Visa, MasterCard and Discover. Once the listing agent gets back to the office, our staff will upload your pictures to MLS®, and will post your home on all the other websites we promote your house on.
Once your Crawford Realty Listing Agent enters your house into the local MLS®, they will have to enter a Buyer's Agent Commission. The Buyer's Agent Commission is the commission you pay an agent to bring you a buyer. We suggest offering between 2.5% and 4% but you can offer as much or as little as you wish. This commission is ONLY paid when an Agent procures a buyer and brings them to your house. With Crawford Realty, you do not have to pay a buyer's agent commission if you find the buyer on your own (open house, Craig's list, friend, etc.) or if you show the house to a buyer who finds you and is not working with an agent.
*IT'S IMPORTANT FOR YOU TO KNOW that MLS® the entry-only listings offered by some companies are illegal in Alabama, where the MINIMUM SERVICES LAW (Section 34-27-84 of Alabama Code) reads:
"When accepting an agreement to list an owner's property for sale, the broker or his or her licensee shall, at minimum, accept delivery of and present to the consumer all offers, counteroffers, and addenda to assist the consumer in negotiating offers, counteroffers, and addenda, and to answer the consumer's questions relating to the transaction."
